Lusa - Business News - Portugal: House evaluations rise 17.7% in September YoY to €1,995 m2 – official

Lisbon, Oct. 24, 2025 (Lusa) - The median bank appraisal value for housing was €1,995 per square metre in September, a year-on-year increase of 17.7% and €30 more (1.5%) than in the previous month, INE reported on Friday.

In the month under review, around 33,000 bank appraisals were included in the analysis, representing an increase of 4.2% compared to August and a decrease of 0.4% year-on-year.

The most intense increase compared to September last year was in the Setúbal Peninsula (+25.9%), while the Autonomous Region of the Azores showed the most significant increase compared to the previous month (+2.9%), with no decrease in either situation.

In September, the median bank valuation of flats was €2,307 per square metre (€/m2), 22.6% higher than in the same month in 2024.

The highest values were seen in Greater Lisbon (€3,025/m2) and the Algarve (€2,740/m2), with the Centre having the lowest value (€1,512/m2).

The Setúbal Peninsula saw the most significant year-on-year growth (28.5%), with no decrease.

Compared to the previous month, the appraised value of flats rose by 1.7% in September, with the Alentejo recording the biggest increase (5.0%) and no decrease.

The median value of 1-bedroom flats rose by €104 to €3,018/m2, while 2-bedroom and 3-bedroom flats rose by €46 and €14 respectively to €2,390/m2 and €1,971/m2.

Together, these types of accommodation accounted for 92.9% of the flat valuations carried out during the period in question.

For houses, the median bank valuation was €1,459/m2 in September, up 12.1% from the same month last year.

The highest values were in Greater Lisbon (€2,729/m2) and the Algarve (€2,486/m2), while the Centre and Alentejo had the lowest values (€1,081/m2 and €1,139/m2, respectively).

The West and Tagus Valley showed the highest year-on-year growth (19.5%), with no decrease.

Compared to the previous month, the appraised value of dwellings rose by 2.0%, with the West and Tagus Valley standing out as the region with the highest growth (3.3%) and a single drop in the Alentejo (-0.1%).

The median value of two-bedroom houses rose by €48 to €1,443/m2, three-bedrooms by €24 (€1,425/m2), and four-bedrooms by €26 to €1,555/m2.

In total, these typologies accounted for 88.8% of the housing valuations carried out during the period in question.

Analysing by NUTS III regions, and according to the median bank appraisal value index, in September, Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira and Alentejo Litoral had appraisal values 50.1%, 34.1%, 20.4%, 15.8% and 8.6% higher than the country's median, respectively.

On the other hand, Alto Alentejo, Beiras e Serra da Estrela, and Beira Baixa had lower values relative to the country's median (-53.2%, -51.0%, and -50.8%, respectively).
