HINA - Asking rents continue to rise in all Croatian university cities

ZAGREB, 12 Sept (Hina) - Asking prices for monthly flat rentals are rising across all major student cities in Croatia, with the average rent in both Zagreb and Split now exceeding €900, while Osijek has recorded the highest percentage rise, according to an analysis by the online classifieds platform Njuškalo.

The analysis published on Thursday shows that currently more than 13,000 flats are listed for rent. Njuškalo analysed data for the first seven months of 2025, comparing it to the same period last year, focusing on rental trends in Croatian student hubs.

In Zagreb, the average asking rent in 2024 was €867, while in 2025 it has increased to €923 per month.

The most expensive districts were Gornji grad – Medveščak and Podsljeme, where the average asking prices last year exceeded €1,300.

In Split, the average asking monthly rent this year has been around €904, up from €851 during the first seven months of 2024. Among the 50 neighbourhoods analysed, as many as 13 have an average monthly rental price exceeding €1,000.

In Zagreb, flats offered for rent now have an average size of 77 square metres, which is six square metres more than last year.

The average size of rental flats in Split during the observed period in 2025 was 69 square metres, which is two square metres more than last year.

In Rijeka, the average rental price has increased by 6% compared to last year, with current asking prices now averaging €763 per month.

Osijek has seen the largest average annual increase in rental prices, rising by as much as 20%. The average monthly rent now stands at €487, compared to €405 last year.

Finally, in Zadar, renting a flat this year costs on average 16% more than last year, reaching €828 per month.
