ATA - Bank of Albania: Foreign real estate investment reaches €172 million, up 65%

TIRANA, June 25  /ATA/ Foreign investment in real estate recorded a significant increase in the first quarter of this year, becoming one of the key components of foreign direct investment in Albania.

 

According to the Bank of Albania, foreign investment in real estate reached €172 million, up 65% compared with the same period last year.

 

This sector accounts for around 43% of total foreign direct investment, marking the highest historical share in its composition.

 

The Bank of Albania notes that since 2022, real estate investment has become the dominant component of foreign direct investment, driven by rising property prices in the aftermath of the COVID-19 pandemic.

 

According to survey data, during the second half of 2025, around 25% of apartments sold were purchased by non-resident buyers, while 52% of these buyers were citizens of European Union countries.

 

At the end of the first quarter, the stock of foreign investment in real estate stood at around €2.83 billion.
